How do I tell my property manager that I am moving to another residence?
Submit a Notice to Vacate Form, stating the date you expect to vacate the residence you are currently living in and being sure you are before the 45 day requirement. Providing less notice can potentially result in lost rental income for the owner, which is in turn charged back to the tenant. It is the tenant’s obligation to pay for rent, releasing costs and potentially advertising expenses until a new tenant is found, if the tenant is breaking a lease.
What happens to my security deposit while I am renting?
For the protection of the owner’s property, security deposits are required and collected at the time a rental lease is signed. If pets are approved by the rental owner, an additional pet fee is collected when tenants request permission to have pets. This insures money is available to cover potential property damages. All security deposits are held in a non-interest bearing trust account, as required by the State of North Carolina.
When do I get my security deposit back?
Once a tenant has vacated the property they leased and returned the property keys to our office, Park Avenue Properties performs a move out inspection. If property damage is recognized, an appropriate amount of money is deducted from the security deposit to cover the required repairs. Repairs are completed in a timely manner, however, may not be complete at the issuance of the security deposit check. Park Avenue Properties may provide an itemized list of all deductions taken from the security deposit and will respectfully explain these deductions if asked by the former tenant.
Why do I owe late fees?
Park Avenue Properties is charging you because your rent was not received by the 5th of the month. Call the office immediately at 888-372-7528, if you feel you have received this charge in error. Letting the office know how and when the rent is going to arrive will greatly reduce your chances of receiving an eviction notice.
The property I am renting needs repairs. How can I request maintenance service?
Visit the Maintenance Request page to submit a service request and for information on after hours services. If you are experiencing a life threatening emergency, call 911 immediately.
