Question: I have had my home listed for sale for quite some time without success. What are my rental options? Can I still leave it listed for sale while looking for a tenant?
Answer: There are many homeowners currently in this same situation. We consider our services a great “Plan B” for those who need an alternative because they have not been successful with the sale of their home. We offer two types of Property Management services. Our first option is Full Service Property Management. With this option, our firm handles all aspects of management of your home from advertising, showings, screening tenants, rent collection, eviction process, maintenance issues, HOA violations and more. You simply collect a check from us each month and we handle the rest. This option provides a great peace of mind to our owners. The second option is Tenant Procurement without management services. With this option we will advertise, show and screen qualified applicants until we find you a well qualified tenant. We will then prepare the lease between you and the tenant but you will actually manage the tenant and property for the lease term.
We Co-Broke with Agents quite often. You can leave your home listed for sale while we look for a well qualified tenant. This is not only acceptable, but encouraged. Rhetorically speaking, why not advertise to any and all prospects? Once either a buyer or a tenant is secured, then you would withdraw the other listing from the market.
Question: I am interested in your property management services but my home is in the South Charlotte area and I see your office is in Lake Norman area. Is that a problem?
Answer: Although our corporate office is in the Lake Norman area, we have property managers located throughout the greater Charlotte area. Our firm is well equipped with the most savvy technology available which allows our property managers to work remotely at all times. Our property managers actually live in the same areas where they manage homes providing easy access to showings and the management of our clients’ homes. In fact, we use this same business model to manage properties all over three States (SC, NC and TN) for a few national accounts. In summary, the Lake Norman area is simply where our corporate headquarters is physically located. We have ample support staff at our main office to assist with rent collection, owner and tenant statement issues, advertising, application processing, maintenance issues and general customer service – no matter where the property is located. The office support team allows our property managers greater autonomy to be more productive in the field showing and managing homes.

Florida native, Danielle Wasser has lived all over the US and is proud to call Lake Norman her home. Danielle has been working in the real estate field since 2005. She started as a real estate assistant in Los Angeles, and was hands on in real estate market research and managing investors’ real estate portfolios. After flipping properties of her own and being hands on with real estate, she knew she found her calling. Her experience in California prompted her to become a Realtor in Charlotte. For the past year, she has been on the Susan Johnson Team and is looking forward to helping her clients and friends with their real estate needs.
Danielle’s nickname is “Driven Danielle” as she has been persistent in being successful in various stages of her life. She has lived in Los Angeles, New York City, and Ft. Lauderdale pursuing her TV broadcasting career, and an entrepreneur in the fitness field. When she isn’t doing real estate she is working with her second love – fitness. In her spare time Danielle enjoys personal training, teaching Pilates and dance classes, and marketing her Pilates DVD. “Being a multi-tasker is truly in my blood and driven to succeed in every project or task at hand. Park Avenue Properties Attends National Association of Residential Property Managers (NARPM®) Eastern Regional Conference
Virginia Beach, VA April 14th-15th 2011: Park Avenue Properties, a local Real Estate & Property Management firm, showed a strong presence at the 2011 NARPM® Eastern Regional Conference held last week. Firm owner John Bradford, Sales Manager Jennifer Stoops, and Property Manager Marcus Dilley attended the two day networking and workshop event that welcomed members from across the Eastern region of the U.S.
NARPM® is an association of real estate professionals certified in the standard and practices of the residential property management industry.
